THE PROBLEM
Hundreds of winged termites came out of a piazza ceiling at dusk in late May. Formosan colonies are large and can nest above ground, and the porch slab and old brick made drilling a poor option.
WHAT WE DID
We installed 26 in-ground bait stations around the house and the carriage house, inspected the attic and the piazza framing, and checked the stations every month through the first summer. The swarm came from a piazza beam kept wet by a leaking gutter box.
RESULT
Feeding stopped by October and the colony has not come back in two seasons. $1,950 to install and $395 a year for monitoring and the bond. The owners had the gutter and the beam repaired.
THE TREATMENT, STEP BY STEP

WHAT THE OWNER SAID
